Rising Demand for Luxury Housing in Hyderabad's Real Estate Market

propertyz24

As the real estate sector in Hyderabad continues to radiate positivity, there has been a substantial surge in the demand for luxury housing within the city and its suburbs in recent years.

Hyderabad's Real Estate Momentum

Amidst the upbeat atmosphere of Hyderabad's real estate market, the desire for luxury housing has gained significant momentum both within the city and its surrounding suburbs.

Leading the Pack

Among the seven major cities, Hyderabad has witnessed the most remarkable increase, with luxury home prices soaring by an impressive 42% over the past five years. The prices per square foot have escalated from around Rs 7,450 in 2018 to approximately Rs 10,580 in the first half of 2023. This surge is unparalleled, surpassing even the 27% increases in Bengaluru and the Mumbai Metropolitan Region (MMR) for the same budget category, according to a detailed analysis by Anarock.

Pandemic-Driven Transformation

The luxury housing market, which was previously lackluster, has undergone a substantial transformation since the onset of the pandemic. Sales have skyrocketed, and the supply of new luxury homes has multiplied. Consequently, prices have inevitably caught up with the surging demand, as highlighted in the Anarock report.

Outperforming the Rest

In a comprehensive assessment of average price trends across various budget segments in the top seven cities, Anarock Research findings reveal that luxury homes have demonstrated the highest average price appreciation of 24% over the last five years.

Price Progression

In 2018, the average price of luxury homes across the top seven cities stood at approximately Rs 12,400 per square foot. As of 2023, this figure has risen to around Rs 15,350 per square foot, showcasing a remarkable growth trajectory.

Steady Growth in Affordable Housing

Affordable homes, priced below Rs 40 lakh, have experienced a more modest price appreciation of 15% during the same period. In 2018, the average price for this category across the top seven cities was Rs 3,750 per square foot, which has now risen to Rs 4,310 per square foot. Budget-friendly homes in Hyderabad have also seen commendable growth, with prices increasing by 16% during this period, moving from Rs 3,460 per square foot in 2018 to Rs 4,000 per square foot in the first half of 2023.

Anarock Research Group Insight

The robust sales performance, coupled with a healthy supply pipeline, has resulted in luxury homes experiencing the most substantial price appreciation. In contrast, the affordable segment, which had been thriving before the Covid-19 pandemic, encountered reduced sales, ultimately affecting its average price growth. For the mid and premium segment homes, priced between Rs 80 lakh and Rs 1.50 crore, the average price increased by approximately 18% across the top seven cities during this period.

Puri's Perspective

Puri emphasizes that Hyderabad's exceptional performance in the real estate sector is not limited to luxury housing. The city's keen appetite for luxury housing is evident in its outstanding price appreciation of 23% within this budget category.

Comparative Price Appreciation (%): 2018 vs. 2023
